Plenty of homes around The Greater Grand Rapids Area have hardwood that has quietly worn down over the years. The good news is that solid hardwood can usually be sanded and refinished, bringing back the color and protection it had when it was new. Here are the signs we look for when homeowners ask whether their floors are ready.
1. The Finish Has Worn Through in Traffic Paths
Look at the path from the back door to the kitchen, or the area in front of the sink. If the wood there looks gray or dull compared to the edges of the room, the finish has worn away and the bare wood is taking the abuse. That is usually the clearest sign a hardwood refinishing project is due.
2. Water No Longer Beads Up
Try a simple test: put a few drops of water on a worn area. If they bead up, the finish is still doing its job. If the water soaks in and darkens the wood within a few minutes, the protective layer is gone. Leaving bare wood exposed through a wet West Michigan winter, with snow and slush coming in at every door, invites stains and damage.
3. Scratches and Dull Spots Are Everywhere
A few scratches are part of living on a wood floor. When scratches, scuffs, and dull spots cover most of the room, a refinish can remove them and start fresh. Surface scratches often sand out completely, while deeper gouges can usually be filled and blended.
4. You Want a Different Color
Refinishing is also the moment to change the look. Many homeowners move from the orange tones popular decades ago to a natural, lighter, or richer stain. Seeing sample patches on your own floor before committing is the best way to choose.
5. You Found Hardwood Under Old Carpet
In older neighborhoods across Grand Rapids and East Grand Rapids, it is common to pull up worn carpet and find original hardwood underneath. Tack strip holes and staples will need attention, but those floors are often excellent refinishing candidates.
Refinishing is not always the answer. Boards that have been sanded many times, have deep water damage, or are cupped and loose may call for floor repair or new hardwood flooring. We look at the floor in person and give you an honest recommendation either way, and financing is available if you decide to move forward.
